Businesses At The Farm Shopping Center Concerned About Future Under New Ownership

Some business owners at the Farm Shopping Center at 51st and Sheridan are concerned about its future after new ownership took over.

The shopping center was purchased by a Dallas-based company two years ago, but its many vacancies are worrying store owners.

Some shop owners say increased rent and fees are too much for small businesses, but others say it’s making room for positive growth. 

The Windsor Market has been in business for more than 27 years.

Co-owner Ken Rudzinski moved to The Farm in 2018 and says vacant stores are a growing problem.

“Sadly, with less spaces, that creates less traffic coming into The Farm,” Rudzinski said.

He’s concerned there hasn't been a new business at The Farm since new ownership took over.

“Increase in rent and increase in the common area maintenance fees were more than what some businesses could handle realistically, so some of them have chosen to just close their doors completely,” Rudzinski said. 

Rudzinski says since Shop Companies bought The Farm in 2021, less than half the businesses are still here, and more vacancies are coming soon. 

“It’s been two years. When should I start worrying? After 3 years,” Rudzinski asked. 

He says he recently signed a 5-year lease extension and is hopeful more businesses will fill the vacant shop spaces. 

Other shop owners aren’t as concerned and believe the new ownership is doing what is expected in today’s economy.

Massoud Moheb has been in business at The Farm for more than 30 years and says he isn’t worried about the increased rates because the money has helped improve the area. 

“The people who have been in business for a long time are still here,” Moheb said. 

His shop, Ring Makers, is the longest-running shop in the plaza. He says regardless of who owns the property, if they aren’t profiting, The Farm wouldn't exist.

“We can’t have our cake and eat it too. We all have to contribute and be patient somewhat. I don’t know what the expectations of some are,” Moheb said. 

Moheb says over the last 2 years, the new owners improved lighting, landscaping, and parking. He says he only has one concern. 

“Communication is not the best for the new owners, and we’re working on that, and they are trying to improve it as well,” Moheb said. 

Moheb says as long as customers continue to visit his shop, he plans to stay at The Farm.
