Architecture Firm Discusses Development Plans For Tulsa's Brookside Area

Big changes could soon come to Tulsa's Brookside area.  

A family wants to turn their vacant land at 31st and Peoria into apartments, restaurants and office space.

The landscape architecture firm on the project said the goal is to transform the roughly eight-acre property into a “gateway” to Brookside. 

The hustle and bustle of life on Brookside could soon be extended to the north, with plans for a lot more activity on the way.  

The project, called "Brookside 31," is led by the architecture firm Planning Design Group. 

"We are incredibly excited about the project. The family loves Tulsa, we love Tulsa,” Planning Design Group Senior Planner Katy O’Meilia said.  

The firm said Robert E. Patterson's family came to the them with the idea to make use of their land, which has been vacant for years.  The plans call for the tallest parts of the building to be in the middle of the property.  

"So you don't feel like the building is just towering over you, straight up,” O’Meilia said.  

The plan calls for apartments, townhomes, restaurants, retail and office space.  The renderings also show, there are plans for a park and outdoor seating for dining.  You can view the plan by clicking here.  

"The renderings, they're gorgeous. I mean, it looks really good. I don't see, what is there to lose?” Tulsa resident John Roselle III said.  

Not everyone is on board, though. 

"The neighbors that I've spoken with, just, are not for it,” Ann Walker said.  

Walker has lived in the neighborhood for about 30 years. 

"It does not match the surroundings,” she said. 

Neera Sing also lives nearby. She wants to learn more about the project before forming an opinion.  

"I would support it, definitely, if it was some housing that was affordable housing for the everyday Tulsan to be able to afford. But I'd have to read more about it,” Sing said.  

The firm emphasizes seeking rezoning is just the first step of many, and it welcomes all feedback.  

The planning commission will hold a public hearing on September 2nd. If you have a comment about the project you can submit them several different ways.
